If your roof is getting up there in years, it may be time to review your home maintenance plan. Roofs, on average, last from 20-30 years. There are some telltale signs to look out for inside and outside your home that will indicate the need for a new roof. Seeing these dark, sand-like crystals in your gutters is an indication that your roof is in need of serious repair, if not a full replacement.

Evidence of moisture, mold, or rot
Keep an eye out for soft spots in the roof or discoloration under missing or damaged shingles.

Loose material and wear around chimneys, vents and pipes
These issues can point to the need for repairs or bigger roof problems, so keeping an eye on these areas can help prevent damage or contribute to an evaluation of whether to replace the roof.

If you do need to have your roof replaced, it’s a job best left to professionals. You should get two if not three different estimates to be sure you find the right contractor for you. Make sure the estimate includes removing the old shingles and disposing of the debris. According to Zillow, a new roof could cost you upwards of $20,000, depending on the size of your home and the materials used on the roof.

It’s recommended that you get bi-annual roof inspections in spring and fall. You can also regularly have your roof cleaned with a soft wash to deter fungus, bacteria and algae.
